What is included in a Homeowners Policy?
A typical homeowners insurance policy is divided into two parts: property protection, and liability protection.
Part I: Home Insurance Property Protection
Part I of the homeowners policy protects your personal property. This protection is divided into four additional sections:
Coverage A: Dwelling
This section typically covers your house, attached structures, fixtures in the house such as built-in appliances, plumbing, heating, permanently installed air conditioning systems, and electrical wiring.
Coverage B: Other Structures
This section typically covers detached structures such as garages, storage sheds, and fixtures attached to the land including fences, driveways, sidewalks, patios, and retaining walls.
Coverage C: Personal Property
This section covers personal property including the contents of your home and other personal items owned by you or family members who live with you. Some items may have coverage limits.
Coverage D: Loss of Use
This section typically covers additional living expenses incurred if you cannot live in your home while repairs are being made.
Homeowners policies may also provide additional property coverage such as the removal of debris, fire-department service charges, property removal, collapse of buildings, and glass breakage caused by theft.
A number of endorsements can also be added to your homeowners policy to provide additional protection.
Part II: Home Insurance Liability Protection
Part II of your homeowners policy protects you from any liability you may incur from accidents on your property.
The Personal Liability section provides coverage against a claim or lawsuit resulting from bodily injury or property damage to others caused by an accident on your property or your personal activities elsewhere. This coverage extends to all family members who live with you.
The Medical Payments section provides coverage for medical expenses for persons accidentally injured on your property, regardless of fault. Medical expense payments do not apply to you or any family members living with you.
